Ravi is our underwriter. Every house we buy crosses his desk before a number leaves this office, he reviews the condition, prices the work it needs, and pulls what has actually sold near you.

What sets your number
Ravi starts from what your house would sell for once it is repaired and ready for a traditional buyer. From there he works through what the repairs would cost, what it costs to carry the property while the work gets done, and our margin.
He walks through all of it with you on the phone. Not a form, not an automated estimate.
What you hear on the call
Within a few hours our team will reach you with an offer.
What he found in the house, and which repairs carried the most weight.
What he believes your house would sell for once it is fixed.
How he arrived at our number, and what is included in it.
Whether listing with an agent would put more money in your pocket than selling to us. Sometimes it would. When that is the case, he says so, and then it is your call.
That last one is not a courtesy. Selling to us is the right move in some situations and the wrong move in others, and you should hear that from the person who did the work rather than find out later.
What we commit to
One visit. We walk the property once, and we do not ask you to clean, repair, or remove anything.
A deposit when we sign. We put earnest money down at contract, held by the title company or attorney. Anyone can say they will buy your house. A deposit is what makes it real.
A number that holds. What we offer is what we sign. No last-minute deductions, no bank delays.
A three-page contract. You are free to have your own attorney review it before you sign, in every state we buy in.
No expiration. Our number does not disappear at midnight, and asking commits you to nothing.
