Why this company exists

I was doing construction in New York City, project manager for a developer in Manhattan. The first house I bought for myself was in Philadelphia, and it needed a full gut rehab. On those first few deals the rehab always cost more than I estimated. Every time.

Then I met Gloria. She was going through a divorce with a lot of other problems stacked on top of it, and she had already dealt with buyers who could not close. I told her what the real number was, not the best-sounding number, the one I could actually do. We closed.

That is when I understood something. It is not about who gives you the highest offer. It is about who gives you the realest one.

Anyone can overpromise. What I cannot stand about this business is buyers who lowball, who never put money down, and who string a seller along for weeks. Selling a house is not a small decision. People have plans behind it, and when a buyer does not perform it sets them back months.

So we tell you the number up front, we explain how we got there, and then we show up.
