What we know about this
We buy occupied properties regularly. You do not need to evict anyone before selling to us, and you do not need to have that conversation with your tenants yourself.
This matters because evicting a tenant in order to sell is expensive, slow, and unpleasant, and in this region it is not quick. Selling with the tenant in place skips all of it.
Deferred maintenance is not a problem either. If the last tenant left damage, if there are repairs you stopped making, if the basement has water in it, that is priced in, not held against you.
What to tell us on the first call
- Whether there is a written lease and when it ends
- Whether rent is currently being paid
- Whether you have started any eviction process
- How long it has been since anyone was inside the unit
How fast this usually moves
Within 20 business days, about four weeks, same as any other purchase. An occupied property does not slow us down.
