What we know about this
The house is usually the largest thing that has to be divided, and it is hard to divide something that has not sold yet. A cash sale turns it into a number both sides can work with, on a date you can plan around.
Listing with an agent means months of showings, agreeing on a price with someone you may not be agreeing with about much, and a negotiation that both parties have to keep participating in. A single offer with a fixed closing date removes most of that.
We will work with both parties, or with each side's attorney, and we do not need to know why the marriage ended. We only need to know who has to sign.
What to tell us on the first call

How fast this usually moves
Within 20 business days, about four weeks, once everyone who needs to sign is ready to sign. The signing is usually what sets the pace, not us.
