Situations
There is a foreclosure or sheriff's sale date coming
A sale date is set and you need certainty before it arrives.
What we know about this
We have closed on properties with a sheriff's sale date already on the calendar, several times. It is one of the situations where calling early matters most, because the number of options shrinks as the date gets closer.
The house is still yours until that sale happens. Selling it before the date is one way to keep the equity you have in it rather than losing it in the auction. It is not the only option, and it is not always the best one, but it is a real one, and you should know that you have it.
We are not going to tell you that we can stop a sale in three days, because we cannot promise that. What we can do is tell you honestly, on the first call, whether your timeline is workable.
What to tell us on the first call
- The sale date, exactly as it appears on the notice
- Which lender is foreclosing
- Whether you have talked to the lender about a payoff amount
- Whether you are still living in the house
How fast this usually moves
This depends entirely on how much time is left before the sale date. Tell us the date on the first call and we will tell you straight whether it is workable.
Talk it through with us
Tell us the details and we will tell you honestly what is workable.
