What we know about this
We buy houses with fire damage, water damage, and structural problems regularly. Ravi came out of construction, and so did Luis, so damage is something we price rather than something that scares us off.
You do not need an estimate, a contractor, or a plan. You do not need to make the house safe or presentable first. Arq walks properties in this condition all the time and none of it changes whether we buy.
If your insurance company has been involved, tell us. It sometimes changes the timeline and it sometimes changes what makes sense, and Ravi would rather know at the start.

- What happened and roughly when
- Whether an insurance claim was filed, and where it stands
- Whether anyone is still living in the house
- Whether the township or the city has inspected it
How fast this usually moves
Within 20 business days, which is about four weeks. Damage does not slow the purchase down. What can slow it down is anything unresolved on the title or with the municipality.
