Situations

You have township notices, open permits, or a condemnation order

Notices from the town that will not go away on their own.

What we know about this

We close on properties with open violations, open permits, and condemnation orders regularly. These do not resolve themselves, and they usually get more expensive the longer they sit.

Open permits are the one that surprises people most. Work someone did years ago, maybe before you owned the house, that was never closed out with the town. It shows up when you try to sell and it can stop a traditional sale entirely. It does not stop us.

Bring the paperwork to the first call. Whatever letter, notice, or order you received tells us more in thirty seconds than a description does in ten minutes.

What to tell us on the first call

  • What the notice says, and which town or city sent it
  • Whether there are fines accumulating and roughly how much
  • Whether there are permits you know were never closed
  • Whether the property has been declared unfit or condemned

How fast this usually moves

Within 20 business days. Municipal paperwork is the most common reason a closing takes the full four weeks rather than less, so the earlier we see it the better.
